Some main issues the AHC plan is going to try and cover are, better defining major entry points, creating more inviting and warmer gathering spaces indoors and outdoors, providing an identity with a design vocabulary, improving the quality of classroom spaces and building light and air access, simplifying way-finding, and replacing buildings that cannot support functional requirements.

The central landscaped square is serving as the major identity provider for this 20 year renewal project. The tower is the only portion that is being saved of the Mayo Memorial Building. Today’s diverse specialty clinics and educational labs are not properly fitted in these early 20th century hospital buildings. There is a long list of departments that currently reside in the Mayo building. Center for aging, AHC Communications, Center of American Indian & Minority Health, Department of Anesthesiology, Division of Biostatistics, Colon & Rectal Surgery Division, Cystic Fibrosis Center, Deborah E Powell Center for Women’s Health, Institute for Engineering in Medicine, Division of Environmental Health Sciences, Program in Healthcare Administration, Human Research Protection Program, Human Rights & Health, Infectious Disease Research & Policy Center, Department of Laboratory Medicine & Pathology, Medical School, Department of Microbiology, Program of Mortuary Science, Department of Neurosurgery, Occupational Health & Safety, School of Public Health, Spirituality & Healing, and Department of Urologic Surgery.

There is a very poor correlation between the program and the structure itself: not functional. The once very effective narrow hallways, for cross ventilation purposes, no longer work with today’s needs as well as the shallow 11 foot floor-to-floor depths, that do not provide the proper space to house today’s modern technological operating systems for air, power and data circulation. There exists a variety of code-related issues. Fire-safety is a main code violation that needs to be addressed. Mayo Memorial needs fire-safe corridors, emergency stairways, and mechanical ducts with a two hour rating. However, on the positive side, the main entrances are still accessible as well as the interior spaces. It is clear that the main challenge of the 20 year plan is to achieve quality spaces that function. All together the square footage increase of the AHC over the 20 year period is about 300,000 square feet.
